North Main Building to Transform into Boutique Neighborhood Shopping Center

Long-vacant 'Baby Bi-Lo' site set for revitalization into vibrant retail hub

After more than a decade of dormancy, the former 'Baby Bi-Lo' site at 505 N. Main Street in downtown Greenville is poised for a significant transformation.

 

Oxford Capital Partners, in collaboration with Northpond Partners, acquired the 3-acre property in April 2025 for $6.75 million.

 

The development team plans to convert the 44,000-square-foot building into a boutique shopping center named 'N. Main.'

 

The vision for 'N. Main' includes a curated mix of local and regional retailers, featuring a specialty grocer, restaurant, coffee shop, fitness center, and salon.

 

Harrison Horowitz, owner of Oxford Capital Partners, envisions the center as an all-day gathering place for the community.

 

Proposed renovations involve extending storefronts to enhance street presence, removing the central tower and gabled roofs, upgrading the brick facade, and improving lighting and signage.

 

Parking areas on North Main Street and Academy Street will also be upgraded, with plans to increase available parking to 178 spaces.

 

The project is pending city approval, with the Design Review Board scheduled to review the plans on October 16.

 

Construction is anticipated to begin in early 2026, with completion targeted for mid-to-late fall of the same year.

 

Mayor Knox White emphasized the importance of quality neighborhood commercial space, noting that previous high-rise proposals were less favored by the community.

 

Residents are invited to a project preview meeting on August 26 at the Prisma Health Welcome Center at Unity Park to review design plans and engage with the development team.

 

Horowitz expressed enthusiasm for the project, stating, "We have big plans for it."

 

The redevelopment of the 'Baby Bi-Lo' site into 'N. Main' marks a significant step in revitalizing downtown Greenville, offering a vibrant retail and dining destination for the community.
